Fircroft Sissinghurst Road Sissinghurst Cranbrook Kent TN17 2JA

Demolition of existing dwelling. Dividing the plot in 4 parts and erection of one 4 bedroom detached home and three 1 bedroom terraced houses.

The Parish Council recommended REFUSAL for the following reasons:

  • The site is not included in the emerging Neighbourhood Development Plan nor in the new Tunbridge Wells Local Plan both of which are now being taken into consideration.
  • No Design and Access statement.
  • Existing house is an attractive property at the village entrance and is not substandard.
  • Over intensive use of the site.
  • Design not in keeping with the neighbouring properties nor those of the wider village area.
  • Adjacent to and overlooking the Conservation Area and would certainly detract and not enhance it.
  • Rainwater should be stored underground and any overflow from that should go to a soakaway.  It should certainly not go into the Mains Sewer as proposed.
  • There appears to be no right of access for plots 2,3 and 4 via the Ashes driveway.
  • The A262 is already a very busy road and with other developments already in the pipeline, an increase in traffic would be detrimental.
  • Loss of the most attractive entrance to the village.
  • Loss of established trees, shrubs and hedges.
  • Complete loss of wildlife habitat – foxes, hedgehogs, birds, insects, etc.
  • As this is an important site, local residents would have liked to have been consulted by the developer.
  • The Parish Council would like the Conservation Architect to be consulted.

Proposed by Cllr. Bunyan, seconded by Cllr. Gilbert and agreed.

Several members of the public attended the meeting and were given time put their views forward.

Land At Six Acres Park Lane Cranbrook Kent

Retrospective – Erection of a dwellinghouse for holiday accommodation purposes. Change of use of the land for equestrian purposes together with an associated stable building and field shelter.

The Parish Council recommended REFUSAL for the following reasons:

  • Outside Limits to Build Development
  • In an Area of Outstanding Natural Beauty
  • Concerns with sewage disposal.  Contaminated water should go to dedicated foul water system.
  • If TWBC gives planning permission the Enforcement Officer should regularly check that the property is being used for holiday lets.

Proposed by Cllr. Kings, seconded by Cllr. Gilbert and agreed.

The Clerk read out the decisions received from Tunbridge Wells Borough Council.
