The Parish Council recommended APPROVAL proposed by Cllr. Gilbert, seconded by Cllr. Bunyan and agreed.

Orchard Lodge Course Horn Lane Cranbrook Kent TN17 3NR

Erection of side and front extensions, including new porch, garage alterations and connecting of main dwelling to garage. Loft conversion to garage to make office room, loft conversion to main dwelling to add additional living floor above, including addition of 3 rear dormers, alterations to existing windows, new cladding to property.

The Parish Council recommended REFUSAL for the following reasons:

  • Lack of information
  • Insufficient parking shown
  • Appearance of design and development
  • The staircase in main house appears too narrow (for information)

Hoarding to be erected to the site entrance.

The Parish Council recommended REFUSAL for the following reasons:

  • Neighbours have not been consulted
  • Five years is unacceptable time and Parish Council would prefer eighteen month time limit
  • Remove up lighting
  • Hoardings are overbearing

Erection of detached garage with living space above, conversion of attic with addition of dormer to 2nd floor.

The Parish Council recommended APPROVAL on condition that the garage remains ancillary to the main dwelling.  Proposed by Cllr. Hatcher, seconded by Cllr. Bunyan and agreed.

Change of use of former betting shop to a hot food takeaway; installation of extraction equipment; external and internal alterations.

The Parish Council recommended APPROVAL subject to the views of the Conservation Officer and with the following conditions:

  • Cranbrook is in a conservation area and any advertising should take this into consideration.  No illuminated advertising signs.
  • We suggest that the opening hours should be 11am-10pm
  • The Parish Council would like to see the joinery details of the shop front
  • The extraction equipment should be regularly serviced as recommended by the manufacture

The Parish Council welcomed the changes to the shop front which would be more in keeping with the surrounding area.

The Parish Council recommended REFUSAL for the following reasons:

  • Outside the Limits to Build Development area
  • Not in a sustainable location
  • None of the houses are affordable and they do not meet the local need
  • Highway Safety

Alterations and additions comprising of; Additional entrance porch and associated works, First floor addition over existing ground floor, Conversion of garage to annex, Internal changes resulting in changes to the fenestration. 

The Parish Council recommended APPROVAL subject to the views of the Conservation Officer and with the following conditions:

  • Garage to remain ancillary to the main building

Demolition of disused agricultural outbuildings, and the erection of a new 3 bedroom dwelling 

The Parish Council recommended APPROVAL proposed by Cllr. Kings, seconded by Cllr. Gilbert and agreed.  Please note any construction vehicles should be as small as possible to take into consideration the narrow lane.  The committee was particularly delighted to see that the dwelling was to be built to Passivhaus standard.

Listed Building Consent: Removal of fireplace in order to subdivide a room using an easily removed partition 

The Parish Council recommended APPROVAL proposed by Cllr. Kings, seconded by Cllr. Bunyan and agreed.

APPEAL DECISION

The Committee noted that the Appeal Ref: APP/M2270/W/20/3265584 Land to the west of Mill Lane and north of Sissinghurst Road Sissing for 42 new dwellings has been dismissed.

The above appeal decision was noted.
